How the two windows work

In 2026 the Assessor reassesses the south and west suburbs. A township opens for appeals when the Assessor mails its notices, and the last file date is on the notice. The north suburbs and the City of Chicago are not reassessed this year, but each township still gets an appeal window.

After the Assessor's window, the Board of Review opens townships in groups. It is a separate agency, and its decision sets the final county value for the year. Assessor or Board of Review: which to use

How do I find my township?

Your township is printed on your assessment notice. You can also use the Assessor's address search, or type your address into our free check, which shows your township and deadline.

Why are there two deadlines?

The Assessor's window comes first. The Board of Review, a separate agency, opens townships later in groups after the Assessor certifies them. You can appeal to either or both.

How long is the Board of Review window?

The Board of Review says all townships are opened a minimum of 30 days. Use the exact dates it publishes for your township.

Can I file after the deadline?

Treat the last file date as a hard deadline. If you miss the Assessor, the Board of Review window is the next chance for the same year.

Which areas are reassessed in 2026?

The south and west suburbs. The north suburbs and the City of Chicago are not reassessed this year, but their owners can still appeal.
