What we sell
A one-time information packet for one property and one tax year: data from public Cook County records, comparable properties, a suggested requested value, suggested wording, and step-by-step instructions for filing an appeal yourself. The free check on our site uses the same public data.
What we don't do
- We are not a law firm and do not give legal advice. Nothing on this site or in the packet is legal advice.
- We do not file an appeal, fill in or sign a complaint, or appear before the Assessor, the Board of Review or any tribunal for you. In Illinois only the property owner or a licensed attorney may do that. You file your appeal yourself.
- We are not affiliated with Cook County, the Cook County Assessor, the Board of Review, the County Clerk, the Treasurer or any government agency. Filing an appeal with the county is free, and you can do it without us.
- We do not guarantee any result. The Assessor and the Board of Review decide.

Refund if the county says no
If you file using the packet and the county does not lower your assessed value — the Assessor's decision and, if you also filed there, the Board of Review's decision show no change — email us a copy or screenshot of the decision within 30 days of receiving it and we refund the full price to your original payment method within 10 business days. You don't have to explain anything else.
If our free check says an appeal is “not worth it”, we don't offer the packet for that property. If you bought a packet and believe it contains a factual error about your property, write to us and we'll correct it or refund you.
Accuracy of data
We use public data published by Cook County and the State of Illinois as of the date shown on your result. Records can contain errors and dates can change; always confirm your deadline on the Assessor's or Board of Review's official site before filing. Estimated savings use the latest published equalizer and tax rate and are estimates, not promises.
Your responsibilities
You are responsible for checking the information, for filing on time, and for what you submit to the county.
Liability
To the extent permitted by law, our total liability for any claim related to the packet is limited to the amount you paid for it.
